A Global Real Estate Advisor

I'm Penny Jackson, a Global Real Estate Advisor with Scenic Sotheby's International Realty based in Destin, Florida.

For nearly three decades, I have lived, worked, built, and raised a family along the Emerald Coast, with deep personal and professional experience in Sandestin, 30A, Destin, and Miramar Beach.

This market is not one-size-fits-all. A home in Sandestin lives differently than a beach house in WaterColor, a condo in Destin, a Gulf-front property on 30A, or a bayfront residence near the harbor. Each area has its own lifestyle, ownership considerations, rental dynamics, association structures, buyer profile, and long-term value story.

My role is to help buyers and sellers make confident decisions with clear guidance, thoughtful strategy, and true local perspective.

Local Markets I Serve

Real Estate Guidance Across the Emerald Coast's Most Distinct Markets

The Emerald Coast is a collection of highly specific micro-markets. Sandestin, 30A, Destin, and Miramar Beach may sit close together geographically, but each one attracts a different buyer, supports a different lifestyle, and requires a different strategy.

Sandestin is a resort community with neighborhoods that vary by beach access, golf, bay views, rental potential, amenities, HOA structure, and lifestyle rhythm. 30A is a corridor of architecturally distinct beach towns where design, walkability, community identity, beach access, and rental demand can shape value. Destin offers its own mix of harbor living, Gulf-front condominiums, family beach homes, boating access, investment properties, and full-time residential neighborhoods.

That is why local guidance matters. Whether you are buying a second home, selling a resort property, comparing communities, relocating, or investing along the coast, I help you understand not just the property, but the market around it.

Experience You Can Draw On

A Local Advisor With Resort, Beach, and Lifestyle Market Experience

My connection to the Emerald Coast began long before I became a real estate advisor. After earning my degree from Auburn University and building a foundation in hospitality, I moved into resort operations, rental management, development coordination, and group sales at Sandestin Golf and Beach Resort.

That experience gave me a behind-the-scenes understanding of how resort communities function, how guests and owners use properties differently, and why details like neighborhood location, rental rules, parking, amenities, association fees, and access can influence both lifestyle and value.

Over the years, my husband and I also built upscale homes along 30A, giving me a personal appreciation for construction, design, architecture, planning, and the emotional side of coastal ownership.

For Buyers

Buying Along the Emerald Coast

Buying property on the Emerald Coast is often both practical and personal. For some clients, it is a full-time move. For others, it is a second home, a vacation rental, a legacy property, or a long-term investment in a place their family already loves.

A home in Sandestin, a condo in Destin, and a beach house on 30A may all appear similar online, but they can function very differently in real life. My goal is to help you understand those differences before you buy.

  • Neighborhood guidance — Compare Sandestin, 30A, Destin, Miramar Beach, and nearby coastal communities.
  • Property comparison — Evaluate condos, homes, townhomes, villas, waterfront properties, and resort residences.
  • Rental & second-home insight — Understand ownership use, guest demand, management considerations, and rental rules.
  • Offer strategy — Structure a smart offer based on property-specific value and current market behavior.
  • Due diligence support — Navigate inspections, timelines, association details, and closing with confidence.

For Sellers

Selling a Coastal Property With Strategy and Clarity

Selling on the Emerald Coast requires more than placing a property on the market. It requires understanding the buyer, the lifestyle, the location, and the story that makes the property valuable.

As a Global Real Estate Advisor with Scenic Sotheby's International Realty, I help sellers position their property with thoughtful pricing, elevated marketing, local context, and clear communication from listing to closing.

  • Pricing strategy — Position the property based on location, condition, view, rental potential, recent sales, and buyer demand.
  • Property storytelling — Explain what makes the home, condo, resort setting, or coastal location meaningful.
  • Luxury marketing — Use photography, video, digital exposure, and Sotheby's brand reach to elevate presentation.
  • Buyer education — Help buyers understand lifestyle, ownership details, association structure, and long-term value.
  • Contract-to-close guidance — Coordinate communication, timelines, problem-solving, and closing details.

A Blend of Perspective

From Sandestin Resort Knowledge to 30A and Destin Market Strategy

My background gives me a unique way of looking at coastal real estate. I understand resort ownership from years spent inside Sandestin. I understand design and construction from building homes along 30A. I understand the importance of rental dynamics, guest experience, amenities, access, and property presentation from years in hospitality and real estate.

That blend of experience helps me guide clients across the Emerald Coast's most important lifestyle markets — whether you are comparing Sandestin and 30A, deciding between a Destin condo and a Miramar Beach property, or preparing to sell a home that needs the right buyer story.

No. Penny is a Sandestin Resort specialist, but she also works across 30A, Destin, Miramar Beach, and the broader Emerald Coast.

Sandestin is a resort community with distinct neighborhoods, amenities, rental policies, HOA structures, golf, beachside, bayside, and village settings. 30A is a corridor of individual beach communities with strong architectural identity and lifestyle appeal. Destin is shaped by the harbor, boating, fishing, Gulf-front condos, beach neighborhoods, and investment properties.

30A can be an excellent second-home market for buyers who value beach access, walkability, architecture, dining, community character, and long-term lifestyle appeal. The right community depends on budget, rental goals, owner use, beach access, and preferred atmosphere.

Destin can be a strong consideration for buyers looking at Gulf-front condos, vacation rental properties, harbor-area access, family beach homes, and boating-oriented ownership. Buyers should carefully compare association rules, rental policies, insurance, fees, condition, and management options.

The right choice depends on how you plan to use the property. Sandestin may appeal to buyers who want resort amenities and a master-planned environment. 30A may appeal to buyers who value beach-town character, architecture, walkability, and community identity. Destin may appeal to buyers who want boating, fishing, Gulf-front condos, harbor access, and a more traditional beach destination.
